A commercial septic system isn't just a bigger version of a residential one — it has to handle higher, less predictable flow, stricter regulatory scrutiny, and a much bigger cost of failure. A poorly designed or undersized system doesn't just back up — it means health code violations, an unusable building, and an expensive re-dig. Santech designs and installs commercial septic systems for restaurants, hotels, offices, retail centers, event venues, RV and mobile home parks, and churches throughout our SC service area, built to handle your actual usage from day one.
Our process:
Site assessment & percolation testing — We evaluate soil type, slope, groundwater depth, and available space, and run a percolation test to determine how well your soil can absorb effluent. Much of our Midlands service area has heavier clay soil, which often steers the design toward an engineered rather than a standard gravity system.
Flow calculation & system sizing — We calculate projected daily wastewater flow based on your business type, seating or occupancy count, and fixture count — a restaurant, a hotel, and an office building all generate very different flow, and SCDES sizing tables treat them differently.
System design — Depending on what the soil and flow calculations call for, we design a conventional gravity system, a pump-assisted (low-pressure dosed) system for sites with elevation changes, or an aerobic treatment unit (ATU) or other engineered system for restrictive soils that can't support a standard drainfield.
Permitting — We prepare and submit site plans, soil test results, and system design to SCDES and your local building department, and handle the permitting process so you're not stuck navigating it yourself.
Installation — We stake tank and drainfield locations, excavate, grade and compact the tank foundation, set the tank(s), and construct the drainfield to spec, pressure-testing connections before anything is backfilled.
Inspection & sign-off — We coordinate required inspections at each critical stage and get your system signed off by SCDES before you open or reopen for business.
